Gwanda, Matabeleland South’s hub for commercial and industrial growth
Preamble
Gwanda town is the commercial and industrial hub of Matabeleland South Province. Its economic activities revolve around the mining of Gold at Vubachikwe Mine, Blanket Mine, Jessie Mine, Freda Mine and lime at Colleen Bawn. There are also numerous other gold ore processing plants (Gold Stamp Mills) some of which lie within the municipal area of Gwanda town.
Gwanda town is strategically positioned , 126kilometres south-east of Bulawayo and 196 kilometres from Beitbridge and Musina (South Africa) border post, one of the busiest borders in Africa, with excellent road and rail links direct to South Africa. Being the provincial capital of Matabeleland South Province, Gwanda has unlimited potential for economic growth and development. The town provides the commercial service centre for not only the surrounding mine settlements but also for the safari and farming communities in the Province. Further afield, Gwanda serves people from as far as Beitbridge, Insiza and Matobo and Umzingwane districts.

WHY GWANDA SHOULD BE YOUR INVESTMENT DESTINATION.
As previously stated that the economy of Gwanda is driven by the following activities, namely mining, livestock ranching and government administration services, let us take a look at why secondary production should take place in Gwanda town.
MINERAL PROCESSING:
- Serviced land is available in Gwanda to potential investors.
- More land can be made available as per demand as the council constantly reviews its master plan for further expansion.
- Proximity to raw material from the nearby mines.
- Availability of good road and railway network
- Gwanda discourages movement of raw materials without value addition processing, hence offers some investment incentives to potential investors as outlined in their investment incentive policy guideline brochure.
AGRO-PROCESSING;
On top of the reasons why produce products in Gwanda, stated in below, by virtue of its climatic condition, Gwanda is a good area for livestock production and Gwanda town offers good investment incentives for value chain local value addition to agro-process investment.
POTENTIAL LOCATIONS IN GWANDA TOWN
Gwanda town has a fairly conducive social and physical infrastructure to compliment any form of business investment within and outside Gwanda town and these mainly include roads, railway and communication networks. Water and electricity are available in abundance too. It may be important to also take note that Gwanda and Matabeleland South province as a whole has been strategically planned to be a “livestock production” “Special Economic Zone” by National Government and this should be a further incentive for potential investors in the economic sector.
INVESTMENT INCENTIVES GIVEN BY THE MUNICIPAL OF GWANDA
In pursuit of its local economic development goals, the Municipality of Gwanda has identified certain key sectors of the national economy that Gwanda town is best positioned to promote in terms of local investment. These key areas include the following;
- Agro-processing
- Mineral processing
- Infrastructure development and
- Manufacturing sector.
In accordance with the Municipality of Gwanda’s Investment Incentives Policy Guideline Brochure, the following investment incentives are outlined.
- 25% discount on land value
- Additional 10% discount for outright cash payment towards land value.
- 100% removal/ waiver of development levies if construction commences within 12 months from date of purchase of land
- Exemption from payment of council rates for the first 2(two) years.
- Negotiable license fees.
